What is the cost per pallet position of a new cold store?

Cost per pallet is the metric most logistics operators underwrite against. Expect roughly USD 1,300–2,100 per pallet position for chilled, USD 1,900–3,200 for conventional frozen, USD 2,400–4,200 for automated high-bay frozen, and USD 2,600–4,500 for validated GDP pharma. Denser storage (mobile racking, drive-in, ASRS) lowers cost per pallet even though cost per square foot rises.

Why is frozen construction 40–60% more expensive than chilled?

Below 0 °C you add thicker PIR panels (150–200 mm vs 100 mm), a full floor insulation build-up with vapour barrier and under-slab heating to prevent frost heave, larger compressor and evaporator duty, more defrost capacity, insulated high-speed doors with heated frames, and longer commissioning and pull-down. Those items together account for most of the delta.

How does the refrigerant choice change CAPEX?

Ammonia is usually the CAPEX baseline for large facilities and delivers the lowest energy cost per pallet. Transcritical CO₂ adds roughly 10–20% CAPEX but avoids ammonia safety zoning and F-gas exposure. NH₃/CO₂ cascade adds 12–22% and is the default for deep freeze below −30 °C. Low-GWP HFO systems are cheapest to install and the most expensive to own across a 20-year life.

How much do PIR panels and floor insulation cost?

Insulated PIR/PUR panels run about USD 28–55 per m² of panel area depending on thickness, core certification (FM Approved, EN 13501 reaction-to-fire class) and facing. Envelope panels typically represent 12–18% of total project cost. Land acquisition, site remediation, access roads and yard beyond the building line, grid connection upgrades and generators, MHE fleets, WMS software, working capital and financing costs.
