Build vs. buy: the assumptions behind any cold storage cost figure
A cost range is only comparable when its scope is written down. Before comparing a benchmark, a calculator result and a supplier quote, check that all three cover the same building (new build, retrofit or leased shell), the same temperature band, the same refrigerant system and the same exclusions. Leasing or third-party storage replaces CAPEX with a recurring fee — compare them on total cost over the same period, not on the upfront price.

Energy prices and lead times: how to stress-test these figures
Short answer: run the electricity cost at your current tariff and again at +25% and +50%, and ask every supplier for a dated lead time and price-validity period. The GEP Global Supply Chain Volatility Index for September 2026 (published 12 Oct 2026) reported shortages rising for the first time since May and higher transport costs, with oil-based products most affected (GEP). The IMF noted on 1 Oct 2026 that rising energy prices contributed to higher bond yields (IMF briefing), which can raise financing costs. - Ask for design duty in kW and expected annual kWh — the cheapest plant is often the costliest to run.

Why do two quotations for the same cold store differ by 40 %?
Almost always scope, not price. One supplier quotes the envelope, another equipment plus installation, another full EPC with civils, power and commissioning. Redundancy level, panel thickness, controls and commissioning support are the usual hidden differences. Compare on one written scope sheet before comparing totals.
What is usually excluded from a cold storage price?
Land, civils and the outer building shell, incoming power upgrades, generators, racking, fire protection, permits, customs duty, and post-handover service contracts are commonly excluded. Ask each supplier to price exclusions as options so the comparison is like-for-like.
How much does it cost to run a cold store?
Energy is the dominant OPEX line. A well-designed store typically consumes 30–55 kWh per m³ per year chilled and 55–95 kWh per m³ per year frozen depending on climate, insulation and door traffic; multiply by your tariff for an annual figure. Maintenance is usually budgeted at 2–4 % of plant CAPEX per year.
