What is included in a turnkey cold storage project?

A turnkey contract places one contractor in charge of design, insulated envelope, refrigeration plant, electrical and controls, doors and dock equipment, racking interfaces, installation, testing, commissioning and handover documentation. Civils, land, permits and utility connections are frequently excluded — confirm this line by line, because envelope-plus-plant scope and full EPC scope can differ by 25–40% in price for the same building.

When is turnkey better than multi-contract procurement?

Turnkey suits buyers without in-house refrigeration engineering, projects with a fixed handover date, and financed projects where the lender wants a single performance guarantee. Multi-contract suits owners with internal project management who want to buy plant, panels and racking separately at lower margin. Turnkey typically carries a 5–15% integration premium in exchange for single-point responsibility on performance and schedule.

What performance guarantees should a turnkey contract carry?

Pull-down time to setpoint at design ambient, holding temperature and tolerance in each room at full load, maximum energy consumption per period, air-tightness and panel U-value, and defect liability (usually 12–24 months). Guarantees should be tested at commissioning under a loaded, documented protocol — not simply declared on empty rooms.

How long does a turnkey cold storage project take?

For a mid-size facility: 3–6 weeks for tender and award, 4–8 weeks for detailed design and approvals, 10–20 weeks for equipment manufacture and shipping, 6–12 weeks for site works, installation and commissioning. Twelve to eighteen months is realistic for a greenfield distribution centre once permits, power connection and financing are included.
