Pharma Cold Chain Logistics Facilities — What to Specify Before You Compare

Whether you are building your own GDP warehouse or fitting out space with a logistics provider, the refrigeration, monitoring and qualification scope decides the price. This page sets out the requirement set to define first.

Why source with ColdMatch

Zone map before floorplate

CRT, chilled, frozen, quarantine and returns sized from throughput, not a target area.

Bands matched to portfolio

Only the bands your approved labels require — each one added carries its own evidence cost.

Redundancy stated in hours

N+1 plant, standby generation and documented ride-through from loaded thermal mass.

Monitoring architecture defined

Probe positions, logging interval, escalation path, retention period and WMS interfaces.

Qualification priced, not promised

URS through PQ with loaded mapping per zone and a requalification cycle.

Human review before outreach

Our team reviews the brief and clarifies it with you before any supplier is researched.

Build versus 3PL on ten-year cost

CAPEX, energy, service and calibration compared against storage and handling tariffs.

Supplier-neutral shortlisting

No listing fees, no ranking, no automatic connection — relevance decided per project.

Typical specifications we source

Sizing basis
Pallet positions and daily/peak throughput per band, dock count and dispatch window
Indicative CAPEX
≈ USD 1,200–2,200 / m² CRT and ≈ USD 3,500–5,500 / m² validated chilled, excluding shell
Redundancy
N+1 chilled and frozen plant, standby generator, UPS on controls and monitoring
Qualification
Loaded mapping per zone, IQ/OQ/PQ, excursion handling, defined requalification interval
Project threshold
Commercial and industrial projects from USD 250,000 upward

Buyer questions answered

How many pallet positions does the facility actually need?

Derive them from average inventory per band, cover days, seasonality and a growth allowance, then add aisle and staging space rather than assuming a fill factor. Peak throughput determines dock doors and staging area independently of storage volume — facilities that size only from inventory typically run out of dock capacity long before they run out of racking.

What separates a comparable bid from a cheap one?

The cheap bid usually excludes generator autonomy, conditioned dock scope, loaded mapping, monitoring at handover points and requalification. Issue one requirement set with a shared exclusions annex, then normalise on installed duty, redundancy, design COP, validation scope, monitoring and service terms before looking at headline price.

How does ColdMatch handle the supplier side?

We are not an automatic marketplace. You submit the project requirement, our team reviews and structures the brief, clarifies technical and commercial points with you, and only then researches relevant manufacturers or project partners — no supplier is approached before that review. Final technical decisions remain with your engineers, suppliers and local authorities.

Typical project scale
  • •3PL cold zone fit-out: 500–2,000 m² inside an existing warehouse
  • •Dedicated GDP logistics facility: 2,000–8,000 m² multi-band
  • •National distribution programme: several sites on one comparable requirement set

Exact system sizing depends on required temperature, ambient climate, product load and turnover rate, door openings, insulation specification, storage duration, redundancy level and operating hours. ColdMatch does not manufacture equipment — we help industrial buyers compare suitable suppliers and technologies against project-specific technical and commercial requirements.

Information suppliers need to quote
  • •Country, project location and site status (greenfield or existing building)
  • •Application and product stored or processed
  • •Required temperature range and any humidity requirement
  • •Storage capacity (m², m³ or pallet positions) and daily throughput
  • •Ambient/design climate conditions at site
  • •Available power supply and backup or redundancy requirement
  • •Preferred refrigerant, if already defined by policy or regulation
  • •Indicative budget range and target commissioning date
  • •Zone map with band, area and pallet positions per band
  • •Daily and peak throughput, dock count and dispatch window
  • •Redundancy level and required power autonomy in hours
  • •Monitoring coverage, logging interval, escalation path and WMS interface responsibility
