Cold Storage Site Due Diligence Checklist

Accessible companion to ColdMatch's original five-page checklist, reviewed 18 October 2026. These are evidence-gathering prompts, not engineering specifications, current regulatory findings, financial advice or supplier promises. Source scenario horizons and counts are planning assumptions, not mandatory thresholds.

Updated · ColdMatch Group editorial team. Planning guidance; qualified engineering review required.

Expert summary

Physical-site items from PDF sections 2 and 5: obtain written evidence and qualified review before treating a site as project-ready.

Site and utilities evidence

For each item record an owner, status/notes and date. Retain unresolved actions; checklist completion is not a site or project approval.

  • Retain the site survey: geotechnical findings, drainage, floor loading and seismic-zone assessment.
  • Obtain written utility confirmation of available grid capacity in kVA and connection lead time; distinguish this from estimated electrical demand in kW.
  • Confirm water and wastewater capacity, including relevance to evaporative or condenser cooling.
  • Check neighbourhood, noise and setback constraints against condenser and compressor placement with local specialists.

Building envelope and civil interfaces

Source section 5 records qualified design-review inputs, not project-specific structural or fire criteria.

  • Specify panel U-value and thickness by temperature class through the approved design.
  • Record subfloor heating, vapour barrier, insulation and wearing slab in the floor build-up.
  • Verify roof loading for condensers, walkways, snow and PV where applicable.
  • Document vapour sealing and thermal-bridging details rather than leaving them undefined for installation.
  • Agree fire compartmentation and sprinkler strategy with the qualified fire team and insurer, subject to local requirements.
