Buyer briefing — freezer and cold warehouse projects

What is the difference between a chilled warehouse and a freezer warehouse?

A chilled warehouse holds roughly 0 to +5 °C with moderate insulation, standard concrete slab and conventional dock seals. A freezer warehouse at -18 to -25 °C needs roughly twice the panel thickness, an insulated slab with under-floor heating to prevent frost heave, heated door frames, airlocks or dock shelters against moisture ingress, and materially higher installed refrigeration capacity and energy budget per m³.

What clear height should a cold warehouse be designed to?

Clear height is the cheapest capacity you can buy: refrigerated volume grows with height while the roof, slab and land cost stay flat. Conventional selective racking works well to 10–12 m; beyond that, narrow-aisle or automated storage is usually required. Higher stores need careful air-distribution design so the top pallet layer holds the same temperature as the floor level.

How do docks and door traffic affect a cold warehouse design?

Door openings are a dominant infiltration load in high-throughput warehouses. Specify dock levellers with inflatable seals, high-speed doors, airlocks between temperature zones, and a dispatch staging area held at an intermediate temperature. Where trucks load frozen product in a humid climate, an unmanaged dock will produce ice, condensation and repeated defrost cycles that inflate energy cost far beyond the design estimate.

What backup power does a cold warehouse need?

Frozen inventory has thermal inertia measured in hours, not days, in a hot climate. Sites on unreliable grids normally specify a generator sized for the full refrigeration load plus controls, with automatic transfer and periodic load testing. Where full backup is not affordable, prioritise the frozen rooms, control system and monitoring, and document a written outage procedure.
