Cold room design, refrigeration costs and the RFQ process in Warsaw
Poland's new-build boom rewards buyers who write a tight design basis: capacity, throughput and refrigerant strategy up front.

Most Warsaw-area projects are new builds, which is an advantage: the cold room can be designed with the building instead of squeezed into it. Use that freedom deliberately — clear height, dock count, dock buffer temperature, rack layout and plant room position should all be settled in the design basis before tendering, because changing them later costs more than the design work saved.
Frozen distribution for export and retail replenishment dominates. Size on throughput and replenishment cycle, not just pallet count. Where meat or poultry blast freezing is included, treat it as a separate zone with its own duty, hygiene specification and washdown regime.
A continental climate cuts both ways: summer condensing capacity must cover 32 °C+ peaks while plant rooms, drains, condensate lines and outdoor pipework need winter protection. Both conditions belong in the design basis; suppliers that price only for summer will produce a plant that fails in January.
Refrigeration costs in Warsaw
Polish construction and installation costs remain below Western European levels for equivalent technical scope, which is a large part of why capacity is being built there. The saving is real but conditional on specification discipline — a loosely written RFQ invites value engineering that shows up later as high energy bills.
EU F-Gas rules and tenant ESG expectations both point to CO₂ transcritical or low-charge ammonia. On a new build, the incremental capital cost of a natural-refrigerant plant is usually recovered through lower refrigerant compliance risk and better long-term asset value, particularly if the facility will be leased to a multinational tenant.

The cold storage RFQ process in Warsaw
On new builds, coordinate the refrigeration RFQ with the building contract explicitly. State which party provides the slab and its insulation, the electrical supply, the fire strategy and the plant room enclosure — these interfaces are the most common source of cost surprises on Polish projects.
Require identical returns: duty per zone at summer design ambient, winter protection measures, annual kWh, refrigerant and charge, F-Gas compliance statement, programme and Central European references.
