Cold room CAPEX depends on product type, temperature range, storage capacity, insulation, refrigeration system type, evaporators, compressors, backup power, monitoring, automation, building condition, utilities, compliance requirements and local installation costs.
Capacity and geometry
Cost per cubic metre falls as rooms get larger, because envelope area and plant overhead spread across more volume. Clear height and layout efficiency matter as much as floor area.
Temperature class
Moving from chilled to frozen, and from frozen to blast freezing, increases both refrigeration duty and envelope specification. Sub-zero floors need insulation and heating detail that chilled rooms do not.
Envelope: panels, doors and floors
Panel thickness, joint quality, vapour sealing and door type set both capital cost and lifetime infiltration losses. Cheap doors are the most reliably expensive saving in cold storage.
Refrigeration architecture
Packaged systems are cheapest to install; central plant, CO2 and ammonia cost more up front and require more safety and service infrastructure, but perform better at scale.

N+1 refrigeration, generators and transfer equipment are priced very differently by different suppliers unless the required level is stated in the RFQ.
Monitoring, automation and civil works
Monitoring is a small line with large risk value. Automation and racking can dominate CAPEX in high-throughput frozen warehouses. Civil works are frequently excluded from equipment quotations altogether.
Country factors
Freight, duties, grid quality, permitting and local installation rates change delivered cost materially between markets.
