What CAPEX means in cold-chain projects
CAPEX covers everything needed to bring the facility into service: insulated envelope, refrigeration plant, electrical infrastructure, controls, monitoring, racking, automation, civil works, installation, commissioning and documentation. Excluding any of these from an RFQ is the most common reason quotations look different when they are not.
CAPEX for cold rooms

- Floor construction and insulation for sub-zero rooms

Insulated panels and doors
Panel thickness, core material, joint quality, vapour barriers and door selection determine both CAPEX and long-term infiltration losses. Under-specifying doors is a frequent source of energy overruns.
Compressors and evaporators
Compressor type, staging, part-load control and evaporator sizing shape both capital cost and lifetime energy. Oversized plant costs more and often runs less efficiently at part load.
CO2 and ammonia systems
Natural-refrigerant plant usually carries higher capital cost and stricter safety design, but can reduce refrigerant risk and operating cost at industrial scale. It must be evaluated per site and per regulation.
Backup power and redundancy
Generator sizing, transfer arrangements and redundancy level (N, N+1) are cost items that must be defined in the RFQ; otherwise suppliers price different levels of resilience.
Temperature monitoring
Sensors, data logging, alarms and escalation are modest CAPEX items with disproportionate value for pharma, export food and insured cargo.
Automation and WMS
Racking, conveyors, AS/RS and WMS integration can dominate CAPEX in high-throughput frozen warehouses, and should be evaluated against labour cost and payback.
Civil works and utilities
Slabs, drainage, roads, transformers, water and site preparation are often excluded from equipment quotations and must be captured separately.

Freight and duties, local installation rates, grid quality, permit requirements and available service networks change the delivered cost materially between markets.
