Hub Portuario de Exportación en Frío — Diseño de Terminal de Reefers
Diseña hubs frigoríficos portuarios multi-temp con patios de reefers, blast y financiación DFI para exportadores de pescado, fruta y pharma.
Site selection
Adjacency to port berth <500 m ideally; rail spur for hinterland reach; utility connection 8–12 MVA typical; groundwater and flood-plain assessment critical for envelope longevity.
Multi-temp zoning
Discrete zones for citrus/berries (0–4 °C), seafood freeze (−25 °C), blast (−40 °C), and optional pharma (+2/+8 °C GDP). Shared dock apron with segregated bay assignments.
Reefer plug yard sizing
Rule of thumb: 1 plug per 25 pallet-equivalents/week of frozen throughput. Redundant power feed, ground-fault protection, telematics for plug status. Add 20% peak overhead for harvest season.
DFI financing structure
AfDB, IFC, EBRD and GCF regularly co-finance port cold hubs at 60% senior / 20% commercial / 20% sponsor equity, 12-yr tenor. ESIA compliance and export-linked covenants standard.
Preguntas frecuentes
Do I need my own blast freezing at a port hub?
Only if inbound cargo arrives above spec temperature. For pre-frozen imports/exports, blast capacity is wasted capex — plan for consolidation & holding only.
What is the typical dwell-time target?
8 h berth-to-container for well-designed hubs; 4 h is achievable with pre-cleared documentation and dedicated reefer bays. Every hour above 12 h materially impacts quality on tropical produce.
